2. What is the infrastructure report on the following topics: Water, sewers, electricity, sewage treatment, where do we get drink water, irrigation?
Water – Will be provided by a reverse osmosis plant, situated at the back of the property, drawing water from a well. The water in the well is just sea water as Anguilla is a coral island. The sewer will be disposed of through a sewage treatment plant, which will be located in the parkade. The system we spec’d out will remove all the waste material, and will run the water through a separate filtration process and recycle that water for irrigation. Electricity is provided by Anglec, which is the electrical utility of Anguilla. We will also have a back up generator in place for times of need. We are engineering the facility to house this as we speak, as we want to set it as far back into the cliff as possible so as to keep it out of the way.

6. Why is the community gated?
The community is gated to provide a greater sense of security and exclusivity to owners and guests.
7. Is there central air in the villas?
All villas will have air conditioning units that will operate independently in all rooms. It is the most efficient way of cooling the units, and gives the greatest comfort range. You may want your bedroom at 19 degrees, and your living area at 21 etc., or you may be traveling with another family that likes to sleep with the 2 comforters, and the airco set at 15, no sense making everyone suffer. (Now only if they could design blankets with separate thermostats…)
8. What amenities are included and what is the cost? Is there a concierge service, a spa, a bar? Are there additional charges for those?
There will be a concierge service, there will be a spa, and a bar. The concierge service will not cost anything extra. The spa will be extra, but all owners will receive a complimentary spa membership with the purchase of their unit. The membership is good as long as they own their unit, and will go to the next purchaser should they decide to sell their unit. The spa will be call Perugia, you may direct them to www.perugia.ca The technicians will be from Canada, and will offer the highest quality services. The services will be a’la carte and pricing will be the same as all Perugia locations. The membership benefits will be the same as other locations, with members receiving complimentary admission to all classes and special events. The use of the steam room, and exercise facility will also be included in the Perugia membership. Products will also be priced the same as all locations, and the members preferred pricing will be honored. The bars, their will be 2, will also serve drinks, and the cost will be the same as if they went down the beach to the Elvis bar etc.
9. Will there be full internet, cable, telephone, cell phone capabilities?
There is currently full internet, cable and telephone at the resort. There is two mobile carriers on the island. One is Digicel, the other is Cable and Wireless. A new SIM card can be purchased for $10 us, and with a $50 credit one can phone back to Canada all week and still have $ left over. For heavy users, each room will come with a VOIP phone for unlimited long distance.
10. If they get a 1 bedroom and their kids decide to come at the same time, could they get into a 2 bedroom, depending on availability? And then they would have to pay the difference? Would this be correct?
Booking with management will be subject to policies of the hotel manager. The good news is that based on occupancy rates for Anguilla, you should almost always be able to book with short notice. Because we are still negotiating for the deals on management, we can't quote a specific policy yet. If they get a 1 bedroom and their kids decide to come at the same time could they get into a 2 bedroom, depending on availability and then they would have to pay the difference.
